Select Board · Meeting of June 1, 2026

ACTON — The Acton Select Board voted 4-1 to close a year-long public hearing on a Primrose Schools child care project at 457 Massachusetts Avenue, deferring a final decision. Chair Alissa Nicol said the town cannot legally shrink the proposed 14,134-square-foot building because child care is a Dover Amendment-protected use, even as the project seeks relief from zoning limiting open space to 35 percent (it proposes 27 percent) and floor area ratio to 0.1 (it proposes 0.16). Primrose representative Matt Taylor said "half the size doesn't work," declining to release a smaller pro forma, while member Dean A.

Charter noted his grandmother was born in the 1800s-era house slated for demolition. Staff will add conditions on driveway slope, snow removal and historic-house protection before a future vote. Separately, the board unanimously named the new 53 River Street park "Shoddy Mill Park," drawing from 364 survey responses, and approved a letter of support for a Great Road corridor study grant.
